              The waste water works arena,but the fans will insist on the 4th grace even though it is over a mile from the 3 graces and will not have the same sort of stone look to it,even anything there is already a 4th grace and that is the tunnel ventalation shaft.

                Funding will be cheap now, although I'd expect cost to rise - Budgeted at £450 2019, I'd expect that to rise to above £600m especially now China is buying steel/oil like there is no tomorrow. Still doable at 1-3% fixed on todays base rate.

                  I'd fully expect legal challenges, reviews and all sorts before it gets final go ahead. I would guess that could drag it out 18 months so will be pretty much 2023 before they even start filling in the dock. How long will that take? Another year? Start building 2024 and if goes well be finished for 24/25 season. How expensive will borrowing be when it gets to 2023 or even summer 2022?

                    I agree it's still a big doubt it'll ever be completed. I hope it does happen though, it will surely be a good for the city?

                    I do love that dock road area too, it has massive character and potential (plus no traffic lights ). Right now though there's no reason to do anything other than drive through it. If this brings some life back to it, some pubs and restaurants, some people to that dock road area then all the better.

                    I also think it's a decent looking design. I do love how a waterfront stadiums looks, but they are windy as hell and often not nice places to actually be around. I went to Riverside stadium in Middlesbrough last year and it was just about the windiest and bleakest place I've ever been in my entire life. Absolutely grim

                          Am I right in thinking part of the plan revolves around redeveloping not just the dock area but also around Goodison for community use and part of the development also includes retail? Without the demand for that retail does the value of the project drop and impact on them having to raise more cash?

                            Bramley Moore off for the foreseeable. Jenrick won’t approve it. That Operation Aloft investigation by police have been working with UNESCO in the background and uncovered further evidence of corruption. Joe Anderson and the stadium director Colin Chong both implicated. Expected to be re-arrested this week and Jenrick has ordered the govt to step in because it goes right to the top.
