Probably was valued at 4mil when he bought it but dropped now. Or he's remortgaged to do some improvements. On the other hand, he'll earn that money in a year so not actually much of a risk.

Well I suppose he's rich and famous so different rules apply.

However I still think it's bull**** because you can't secure a loan on a property with no equity in it and you can only secure a charge against the property to it's full value, anything above that isn't secured against the property so isn't a mortgage, just a personal loan. Even in the days of 120% mortgages only 95-100% of the property value was used as security for the loan with the remainder lent on an unsecured basis so I think one way or another the article has it wrong.

the house was £2m when he bought it in 2003 so likely to be worth more now

also if the interest rates are low then it could be to take advantage of that and buy more porperty etc
